The vision for Henley Gate is to be an integral part of the Ipswich Garden Suburb and the wider Ipswich community. Alongside carefully designed homes, the development will deliver significant open space for use by new and existing residents. With over 2.7km of walking and cycling routes the new Country Park will provide recreation and enjoyment for residents and is key to Henley Gate enhancing biodiversity across the site.
A Local Centre will be delivered at the heart of Henley Gate near the new Primary School. This centre of the community is vital to the garden suburb ethos, and alongside the Country Park and the visitor centre will ensure Henley Gate contributes to the whole of Ipswich.
The illustrative masterplan for Henley Gate was developed through extensive stakeholder engagement as well as understanding the site’s constraints and potential, and shows the high quality neighbourhood that is planned.
Henley Gate will be delivered in a number of phases, a phasing plan has been agreed with Ipswich Borough Council. Each phase will deliver an approximate number of houses along with an area of the Country Park and associated infrastructure.
As development progresses the phasing of the residential areas may change. Multiple phases may be under construction at the same time to enhance the product mix.
New bus route:
Bus route 7 now stops on Henley Road, opposite Henley Avenue, and takes residents directly into Ipswich town centre. This runs every 30 minutes during the day, for more details click here.
